You are right. Real Estate is not a dicey business if you have the right education and have good mentors to guide you.
There's really only a few things one must get good at to be successful in real estate.
1. Learn to find deals.
2. Learn to fix up those homes for less than the average investor
3. Learn to sell those homes.
4. Learn to create multiple streams of income with the same marketing efforts.
This is of course after you have decided on your acquisition strategies and exit strategies.
Few people ever think of this.
