I have seen many investors fall victim to less than accurate property analysis. One recent caller had placed the winning bid on a townhome at the Miami-Dade Foreclosure auction. He wanted to get his money back. It seems the information he had in hand was completely inadequate for the task. This new investor was unaware that there was a difference in the superiority of encumberances between a forelcoure of lien and that of mortgage foreclosure. Due to the foreclosure being that of a HOA lien he was now responsible for the first mortgage of over $200k. A very bad day. I found a tutorial explainging details of inferior and superior liens but sorry I have less than 15 submissions can't provide link.
