    You can thorw appreciation out the window. Many books over the years have stated "cash flow sucks" hmm, wonder what they think now. If you invest counting on appreciation you are going to lose everytime. A simple analysis to start would look at PGI minus any vacancy to get your EGI, minus OPEX gets your NOI minus DS gets your CFBT.

    Real estate market analysis is very critical before investing. You never know the satand of market in future because you must be aware the terms like mortgage, lease property, flipping house, circular apartments etc. Need to take decisions very accurately before investing.

    whenever you think about to invest first you need to think about market risk, i think real estate market is critical to analysis, you can not predict the future price, for that you must be aware of risk,always think twice before buy.

    It's one thing to post obvious and generic statements like all the ones above, (except by MinnesotaPropertiesOnline), just for the sake of getting credit for posts or having your signature appear.

    But it's a whole other thing to post DUMB generic comments like "However, in case your property is not appreciating, it basically implies you have entered into a bad investment to start with." There are plenty of investments you can make where you can earn a great rate of return without any appreciation. Cash flow is king. I buy properties all the time where cash flow provides me with a 20%+ cash on cash return even if I get zero appreciation going forward. Not to mention, you can also make money from depreciation...

    After one and half years of declining housing sales, the trend is changing and sales are bottoming in most regions. The latest US Housing Numbers reported that the rate of declining home sales is decreasing at a lower rate and is on a path of actual overall growth. At this time foreclosed properties become an investment opportunity.
