    Default Limited Liability Companies

    I'm in the process of doing some investigating and research, in order to start acquiring rental properties to hold onto for a while.

    The main thing I am trying to decide is whether or not setting up an LLC to hold my companies under, is a worthwhile investment. Especially consider that if I am the only member of the LLC, it really does not provide any sort of liability protection anyway.

    Any opinions, and even experience that you could share would be greatly appreciated. Thank you for your time.

    Instead I would suggest taking title in a trust. I would set up each property in a separate trust; I believe this will give you greater protection than an LLC. It is very easy to locate a property owner through county records if you use the LLC; much more difficult through a trust.

    Any kind of research and investigation is a logical move and I feel expereince in such aspects matters a lot.

    Unless you have cash your lender might have their own criteria for the type of ownership entity. LLCs are having a real hard time getting loans right now.

    I have used LLCs,Corps and Land Trusts in the past and I like Land Trusts the best. The only state that I know of that Land Trusts do not work well in is Arizona.
