    My understanding is IF the lease option does not close, you do not get paid. Anyone have a suggestion how I can be 100% assured I get paid, I do not think wanting to be guaranteed I am paid is an extreme request.

    thomas12, the question that codythebest brought up, and I agree also have the same fears he does, is that lease options more foten than not DO NOT CLOSE. So the agent wastes his/her time for nothing. I, and I am sure cody is also, very skilled marketing & selling properties. That is the reason we want to be compensated for our services. You, and no one else, truthfully likes to work for free. So most agents are fearful of either not being paid or having to break a law/rule to recieve compensation for our time.

    Marketing and selling is not a real estate professionals problem, the problem is wanting to be paid for our time and work.

    There needs to be a way to ensure we receive payment for our work that ensures we are obeying all laws and ethical obligations we are held accountable for.

    Every agent would love to add a way to sell more homes to more people, the key being that we will get paid for our time and work. Too many people want agents to work for free.

    I agree with Mark.
    I list and sell a $100K house using a lease option. My commission: 6% or $6K
    You explain to me as if I was 6 how I can get my $6K today while the "buyer" DO NOT USE his/her option to buy (therefore, moving out) in 12 month (or option time frame), therefore, there is no closing.
    If doable legally (think RESPA as well), I'll pray your name everyday.
    Agent can not touch a (non) refundable deposit, can not get a closing today with that option, will not have any seller paying a 6% commission whatever happens if no closing, ...I mean I don't see how, to be honest...
    Hope I'm wrong and learn the trick...I need money
