    Default AITD, OWC, and Contract of Sale in Las Vegas

    I have seen a dramatic increase in AITD, OWC, and Contract of Sale in Las Vegas. People are ready to bail out of these properties and investors are grabbing these properties without any liability on their credit. Some investors that have bad credit from the this recession have jumped on the bandwagon too, as it only take a few thousand in most cases to get the people current and take over the payments. Of course, you have to be careful and not assume someone else's problem (ex: taking over a 350k mortgage when the property is worth 200k) . However if you can find a deal and not have the liabilty what a great opportunity. Have a great day!

    This type of situation is what caused me to give up my RE licenses twice to be an investor. Being as how you have noticed this you are already more savvy than many investors. You might want to start lining up some buyers and put your license on ice while you have a chance to make some real money.

    Thank you for the compliment. I think these methods will become more and more popular. As far as putting my license on ice I can't. Real Estate is my passion and I have to stay busy or I will go crazy. LOL
