Foreclosures
what are the best sites to find out about foreclosures?
-
I would suggest that you do not pay for any site. Some sites do offer free 7 day trials, but you must remember to cancel or they will charge you. Many sites have information that is outdated.
The best thing to do is hire an experienced Realtor as a buyers agent. They will know your area and be able to tell you about the great deals. If it is a great deal, it will be under contract long before you can find it on your own. Great deals go quick. The buyers agent is paid by the seller, so they work for you but are paid by someone else. Can't beat that kind of deal!
Also you will need to be pre-approved or pre-qualified or have a proof-of-funds letter from your bank to submit offers.Mark Brian Silver Star Real Estate

Foreclosures
Thanks for your post Rachel. Here in Minnesota, all bank owned REOS and foreclosures do hit the MLS.
I would recommend finding a top real estate agent in your area that can help you search the actual MLS and find those properties for you. Really anything and everything from bank owned four plexes, commercial property, single family homes, townhomes, duplexes.
I hope this helps.Minnesota MLS & Minneapolis MLS Search homes for sale in Minneapolis, St Paul at MN Multiple Listing Service. We specialize in buying and selling residential and investment properties. Start Minnesota MLS search for all Minneapolis real estate for sale in Twin Cities, MN

Hey Rachel! The best way to search foreclosures for free is to go to a local real estate agents website. Find where to search for homes and type in "foreclosures" in the sub search box. It's easy and free! Good luck!

Use a Realtor
Tell them what it is that you are looking for and tell them to send you an updated list of what is available weekly. Keep an eye out and be patient. You can find some outstanding deals right now. This method is free to you and weeds out all the properties that are not what you are looking for.
If you are going to buy now make sure you calculate the continued depreciation of the property until things stabilize. Things will get worst before they get better. Good luck with your search.Best Regards,

Foreclosures are indeed the best way to purchase properties at lower prices than the current market prices.
I think Yahoo and Guardian have got interesting insights on this subject.

Get good inspections
Keep in mind with the REO's you will be getting them "as is" so they disclose nothing to you regarding defects etc. Get a good inspection and know exactly what you are buying before you buy it.
