If you do a google search for "1% funding" you'll find a bunch of links. These guys basically lend you money for a double-close,same day for 1%. Sounds reasonable as long as you have an end buyer lined up, but can't assigned the contract.

    Fate,
If you find the lenders you're looking for pass along the info and your experiences with them. I'm sure a number of people would like to have some hard money people lined up.

    Default Hard Money

We source hard money funding in most states for real estate investors or business owners. We use several programs depending on the deal, whether its a purchase/rehab, commercial, land, multi-family, etc. Be careful of the 1% short sale funding programs. Some may be ligit, but others are multi-level marketing programs that may not come thru for you when you need it. Let me know where the property is, what the deal is about and what you need, and I'll let you know if we can do it.
