    Default Commercial Real Estate Income Fund

    Mission:

    1) to Purchase apartment buildings, office buildings, senior developments, retail centers, malls, self storage, hotels, marinas, golf courses, parking garages, and possible land acquisitions.


    2) Locations will be major cities and coastal regions in the United States.


    3) Properties will be income producing between $1,500,000 - $5,000,000.


    4) Purchase properties at distressed price levels below market in the .30-.50 cents range.


    5) Many commercial properties offer quality and price points to increase our profit margin.


    6) Many owners have little to no equity in their property and cannot refinance loans this allows Avenger Group to purchase top grade properties at exceptional values.



    Due diligence:

    1) will be a combination of information from realtors, appraisers, accountants, property managers, developers, and our legal team.


    2) As well as a combination of cash flows, rental lease agreements, cap rates, loan sizes,


    tenant size, taxes, insurance, net operating expense, and property location.


    3) Our focus will be on properties that have a client base and show a current profit under our guidelines.




    Objective:


    Finance growth through cash flow.



    Our projected fund will be worth:


    2009 $25,000,000


    2010 $50,000,000

    2011 $75,000,000

    2012 $100,000,000+



    Target Investors will be:

    Pension Funds

    Life Insurance Company's

    Private Equity Firms

    Financial Advisors
    Accredited Investors


    Headquarters:

    Las Vegas, Nevada and Rochester, New York.



    *will take limited compensation for the first three years until earnings and growth is assured.



    Return/Payback:


    Management Fee of 1% annual fee plus 25% of the profits we earn.



    ACTUAL COST to do this:


    * This can be done and completed for a total of $30,000 upfront and $2000 a month for up to and no longer than 3 years.


    * We can accept 10-20 investors. Each make a one time contribution of $3000 and will be expected to commit $100- $200 a month for up to but no longer than 3 years.
