    Default Best Time for Investing?

    Would now be the best time to buy a home in the US? With the housing market so low, I'd think it would be.

    I would take a close look at local market conditions; don't categorize the entire country as a good buying opportunity. Most investors did not look at market fundamentals during the past few years. It's back to the basics if you ask me; don't count on appreciation. Make sure the numbers work on a monthly basis; that my humble opinion.

    I think the market today is great for a buy and hold strategy. With all of the foreclosures out there you can pick up houses very cheap right now. Like agentsranking said, make sure the numbers work!

    You have to take many things into consideration before moving into real estate investment. For example, lets say you want to buy a property for renting it. First you need to study the current job situation over the place were you will try to invest. If there is the trend of companies moving into that city or relocations, good laws then that place is a great place for investment. Otherwise it might finish looking like the city is was long time ago and your investment is dead.

    Many of my investor buddies are holding cash right now and there's a growing sense that the banking & financial sector is only starting to implode. They say that the real winners are a., Those shorting the markets, and b., The ones that will have cash to weather to the other side of the storm and start investing then.

    I think everyone is looking for the bottom. Problem is that you can go bankrupt real fast looking for it. I personally wouldn't even begin to try guess at it until 2nd Quarter, 2009. By then we'll know more.

    The real estate market will take years to recover. I wouldn't worry about missing any opportunities right now.

    Hence, banks that are lending money are only interested in borrowers with CASH and LIQUIDITY. Invetors living off other peoples money(leverage) are doomed.

    I live in the Atlanta area and in the famed West End, you can pick up a 2-3 bedroom bungalow for less than 10K. It's unbelieveable! Yes, yes, yes! Buy, hold; buy, fix, rent! Buy, buy, buy!

    Real Estate market are decreasing day by day i think you should wait for the right time to Invest.
