Default need help with a rental investment...

Some background info: Im a 19 year old student currently majoring in nuclear medicine. Im going away to university and have 35 thousand in the bank to put towards a downpayment on a house and plan to save another 15 thousand within the next year. I will plan on renting the house while living in it as well as a source of income in order to help pay of the mortgage. Im hoping to put 50 thousand down on a house in the 200-220 thousand dollar range...if any of you have help that you could give or advicce as well or recommend me any books it would be greatly appreciated. thanks.

    Default investment

Even though you are living there to start off I would get a property that cashflows after you leave. Otherwise after school you are forced to sell it or lose money month to month. So I would make sure you run the numbers on the mortgage taxes insurance and other costs vs the rent
