    I use a software from the carlton sheets program. The software is called Real Estate Toolkit. It is great for property management and can be bought separate from his program if you already have the creative financing knowledge. If not you can always grab a Robert G. Allen book from the library.

    I have seen open realty but it wasn't really for us, lots of people are using property listings in Spain using XML feeds from property protals that they have their properties advertised on.

    We use alphashare.com which we have used for a couple of years, they are a real estate software solution for real estate agents based in Spain but have companies all over the world using their software.

    We have never had any problems with alphashare and would recommend it to anyone.

    I use Open-Realty also. I like the simplicity of the back end for my clients.

    The script runs really fast compared to most other cms's like joomla or mambo.
