Better to sell house in summer?
My cousin keeps telling me that (sell in the summer). But I don't think he knows what he's talking about.
Why would you make more money if you sell in the summer?
The only thing I can think of is because its an acreage and the leaves would be out in the summer and because in the winter the place is often in the shadow of the mountain that is right behind the place.
But are there more buyers out in the summer?

It depends. What is the size of the home and where is it located?
If it is a large home that would appeal mostly to families with school age children, well... families tend to hunt for homes when school is not in session. So your "target" market is out in more force during the summer.
If it is a small home, one or two bedrooms that would mostly appeal to a single person or a couple, the same rule doesn't apply. However, if you live in a cold climate winter locale...
...well, you get the idea.
Mostly, it is just common sense mixed up with supply and demand. The market does vary during different times of year, and it has larger cyclic swings, too. Timing them ALL right isn't that easy...Terry Light, StrokeUSA.com and SciFiFiction.com

Home Values are highest...
Summer does seem to be the time of year when home values are highest for that year. My mother has been an agent for over 30 years and has always told me that summer is the best time to sell.
Like the previous poster stated, kids are out of school and people want to make changes and settle in before school starts back up.
I've got a rental that I am thinking of selling. I will either list it this summer or next if I can time it correctly, when home values are still high here in Ornge County, CA.

It is better to sell in the summer
Besides the fact that the flowers are blooming we get more people out looking at properties in the summer time that means the pool of buyers is bigger and you might net more for your home. We always see more activity in the summer. How many people want to go the open houses in the winter when it is cold and raining.
He has given you good advice,spring and summer is a good time.
I will add to this that we sell more houses in the fall than any other time of year but it is usually the people that have come in during the summer and have made offers that close in the fall.

do not forget the fact that the kids can start a new school on the first day and not go through the change during the year.... we see a lot of activity because of tourism but... school would be the number one reason we have more activity in the summer.

Best time to sell
Mike-27 you said this is acreage so I would say put it on the market when the property is looking it's best. In my area that would be in the winter when everything is green in others that maybe summer.
