    Default Home Owner Electrical Work

    As a home inspector I frequently find visible electrical modifications and changes exist to electrical systems that were improperly installed. From experience I know additional latent defects are likely to exist. Many days it seems like the existing home owner tried to burn down his or her own home and did not succeed in doing so. I find live wires sticking out of walls all the time, improper sized circuit breakers and improperly wired electric receptacles several times a day.

    The only cure for home owner electrical work is to have further evaluation by a state licensed electrical contractor to further investigate the scope of work required to correct all the above listed unsafe conditions and to determine if additional corrective actions are necessary. Changes and upgrades are necessary to make the home safe, as is replacement of all amateur electrical work. Permits and inspections should be obtained from the municipality.
