I'll never understand how all this stuff works. Everything sounds "too good to be true".

I recently purchased at what I thought was a 'very' good loan. 7 (or 8?) percent. 100% LTV. 30 yr fixed. FICO 740+

Where is the property located? what was the loan amount? primary residence?
