    I would like to take this opportunity to introduce myself.
    I am Cesar Gamarra, an Executive Elite Partner with the A.D.S. group, a Wholesale Real Estate Development Firm.

    For the past 3 years we have successfully excelled in creating diverse real estate opportunities for investors globally. We specialize in acquiring "A Class" buildings from developers and banks that are seeking our liquidation services. By executing our unique marketing plan we globalize the property information for our clients resulting in quick sell outs.

    Currently we pay our Lead generators 4.5% to 6% referral fees.
    The break-down of our properties traditionally follows this business model:

    - 2 years Mortgage payment (Based on 90% financing and 7% interest only loan)

    - 2 years Home Owners Association (Based on 1.5%)
    - 2 years Taxes (Based on 1.25%)
    - 3% contribution to closing cost
    - Buyer receives all rental revenue (less 10% management fee)

    - A $3,500 deposit is required and due upon executing each contract

    Hey Craig!
    As I mentioned before, our company buy the whole project from the bank or the developer that needed our services.
    Sometimes we act as a "Liquidator" and can access to purchase the unit for a discounted price (even 40 cents on a dollar)
    That transaction allow us to structure the selling price, commission, profits and incentives and still have room to offer a "Below market" opportunity.
    The last project that we just closed over the weekend will have a selling price of at least 10% below the last sale in that area a year ago.
    If someone is interested in dealing in a bulk basis, (Over 30 condos or more ) the price is totally different and there is even more room to play.
