WOW, my list of these buyers is getting longer....
You have a lot of competition.
Finally, after dealing with non-performing "buyers" I found a group taking 3-5 homes per month at 30% discount to current appraised value without any crazy cash back scams.
I'll stick with them.
My advise, go find your own property, and not attempt to solicit others to find properties for you. Remember, the more mouths to feed will cause the deal to fail.
Sellers will give 30%-35% all inclusive, so you will have to get your comish in there somehow. These buyers groups hate to see High commissions on the contract.
