Cashflow and Equity
We just picked up another cashflow property with Equity. Check it out:
3/2 Manufactured home built in 1998, 1300+ sq ft, 5000 sq ft lot, central A/C, fenced yard. Garden tub in large master bath. Carpet and tile throughout. Large, open kitchen, dining and living room areas. Should rent for $800/mo or $200/wk.
Exterior is in excellent condition. Interior needs minor work: patch/paint drywall (fist-sized holes), floor in kitchen and bathroom is a little soft and right next to the tub the floor is actually rotted through from water splashing out of the shower. One broken window.
Comps and Zillow put value right around $100k.
Your cost is $55k.
This is an assignment of contract.
