If you are not working with Realtors, you are not going to get a solid source of properties. Your competitors are going to get the good deals.
There are many groups out there, some good, many not so good. we have spoken with about 20 and found 2 that actually perform.
We source about 100 homes per month for them from $500,000 - $1.5 Million.
We currently have 5,000 improved homesites in various subdivisions on the West Coast of FL. All with water, sewer, electric, roads. 6 Months ago these were priced at $105,000+. Today they are $40,000 or less. We are not the owner of the properties, but have sourced them for anyone who is looking for a deal.

PLease do not take offense; but my 1st thought on reading this was:
- NO Realtors
- 'cash buyer'
- 70% ltv
- NO 2nd Mtgs or liens
Why would you care how many loan or liens where on the property if you are going to pay cash??? providing the equity is there.
Sounds like the typical, 'what is the lowest price you would accept for your home for cash right now?' - but then try to negotiate the poor homeowner down and continue to hold the mortgage in their name or similar...
Fair enough.
Though I would have to agree with the last post that if you really did have that much cash you needed to get decent returns on you would really be best serving the interest of your investment group/ fund by using professionals to assist you.
Not to mention the pain in the backside going around the country buying single family homes, when right now there are much better vehicles to generate profit from real estate than purchasing individual homes and dealing with the management.
But please forgive me if I am incorrect or am missing something here.
