What Marketing Efforts work?
Today I want to discuss your past marketing efforts, from the obvious to the most out of the box ideas that were successful. Radio? Hand written letters? TV? Smoke signals? Social Media? Craigslist
A better way to find investment real estate. Properties analyzed and ranked by equity, cashflow, cap rates, rents, discounts, projected profits.

It depends on your target audience. Identify it them first, what they like, what they are likely to read, if the prefer visits/calls/emails, etc.
Once you create that universal representation of your target audience, then go ahead and experiment with various forms of marketing.
Since I've been doing online marketing for years now, I've had a lot of success with SEO, especially with local SEO to realtors in their geographical areas. I have friends who do very well with email marketing.
If you want to start marketing but have a small budget, try online marketing, as it is usually the cost effective route, since TV and radio can be pricey. Also, you can track so much data with online visitors.

So far, social media is working for me. I agree with the previous post as well, though. It depends on what type of target you are going for. You need to know what they want and what kind of marketing will work on them.

Smoke signals work for me sometimes but that's only cause I live near an indian reservation

Mostly what I did was get a website and then tell people about it when I'm in a conversation them. I also hand out flyers with my website address on them and put the website address on my business cards. This works best if you have a MLS search on your site cause telling people they can search the MLS for free on your site really draws them in.
If your website doesn't have a MLS search page call your Realtor Association and ask if they have a public MLS page that you can add to your website. Then ask the company who built your site if they can add the page to your site or at least put a link to it.

First target audience. Identify with them and be able to provide benefits and be distinctive.
Once you create this you can try different forms of marketing.
Both online and offline marketing is essential. I myself have been doing online marketing for years now and I have had great success in SEO marketing for all forms of business. Being able to be seen under specific search terms is very important, and then providing unique content and information is key.
More recently I have seen great success in social media marketing and being able to build relationships with people online. This has gone a long way but takes some time to build.

The 'target your audience' comments are important. For instance, you can use Google Adwords to advertise your listings/services. Adwords also lets you specify the geographic location to show your ads (by city, state, country, etc.). I seem to recall it can do demographic targeting as well. And with the increased presence of smart-phones, you can even create ads to show on mobile phones.

I think TV advertising can work well if you have the budget and run your advertisement during the right time slots.

Social networks can be of great help. I have posted a link to my website on facebook and got a lot of visits from that. I understand facebook ads are really good cause they're so targeted. I haven't tried them yet though.

I would definitely try social networking sites. Because unlike websites you can definitely draw in more potential clients in than just placing an advert on the internet. However, I
would have to be much more upfront in a social networking site. A lot of scammers are also
using Facebook and Twitter to lure in potential victims.
