    Default My FSBO story

    I had listed with an agent after 3 months got disolution and decided to sell it myself.

    I went out bought huge signs and had two weeks of open houses put ads in the papers. I actually sold it in two weeks and closed within the month but with alot of changes and emotional stress.

    I had two families interested both from out of state desperate to retire in Florida asap. The one had there best friends living behind me and wanted to put in a gate to visit each other and felt it would be just perfect. They were also the first to see the house. The other were just as determined this was the perfect house but had to sell two other homes in GA first.

    Well I decided to go with the first as it seem like a slam dunk and faster. They signed the contract and went home and in a couple days I got a call. It was awful he went home and ended up in hospital and they had to do a lung biopsey and he found out he was terminally ill like couple months to live. I immediately offered them out of the contract if they wanted to but they weren't sure. The wife was still considering moving in several months but with so much going on just couldn't commit to that understandably. The wife called and ask out of the contract by the end of the week and of course I did. I went ahead and contacted the other interested party and they were still interested and said they be down on the weekend but things had changed for them.

    He had went home and put house on market the second day he sold it and his daughter who was living with him decided to buy the other house allowing him to move. He came down the next week again and signed the papers and all was done within a months time.

    I felt so bad for the first family and everytime I stuck my head out the door the neighbor was over with details. They eventually offered her to come to stay with them and she declined.

    It was a somewhat heart wrenching dilema but it kinda resolved itself. But what a crazy week that was.

    The people who bought from me stayed two years and sold it. Moving further South in Florida.

    This is my FSBO story. I was happy it sold so fast and felt very successful but oh my heart went out to the first family.

    Default from a buyer's view

    We found our last 4 houses on the internet..Cross country moves and one weekend to lay eyes.
    The realtor in San Diego, California took us to see 2 houses and we signed same day. Then when we moved to Jacksonville, FL I saw 3 houses and signed the same day. Then moved to Richmond, VA same process. Our last move was only an hour away so thought we could actually shop and did for 2 days and still bought the house we decided on from the internet.
    Those realtors musta loved me!!
    I cannot emphasize enough how the virtual tours (not just the slide show of 5 pictures on a loop) saved time not only for me(the buyers) but the realtor didn't even have to do any research. I had the comparables. I do not understand why realtors do not at least link back to their own website from realtor.com if it costs too much to put the tour on.
    The buyers agent was selected from the listing we thought we would be most interested in, even if that wasn't the actual house we bought. So in 2 of those 4 cases, the listing agent and the buyers agent were the same agent.
    If anybody is collecting this data. When it came time to sell the houses, we looked up our old agents and 2 of the 4 had little or no listings on their website or out the biz. Then we had to look at who was listing/selling the most houses (from their website) Homegain.com had some reviews and stats and we got our Richmond agent from that
    We also used Trulia and Zillow to get better ideas of neighborhoods and HOA websites once it was narrowed down.
    Now, I'm wanting to be a real estate agent and my hubby keeps telling me most buyers will not be so easy.
