    Default A non cooperative agent !!

    That's a first time for me.
    I had a call today from a Real Estate agent who told me he does not cooperate with other agent in regard of showing his listing !!
    Must be very rich already, because I can't imagine a good answer to that!
    Is it ethical for his seller? I don't think so...unless the seller...doesn't want to sell...But then, why to sign a listing agreement?
    Very strange to me....

    Of course in NC this is governed by the listing agreement. It is hard
    to imagine a seller wanting this unless it is a high profile, privacy seeking
    seller.

    A high profile, ok...but even...the high profile doesn't have to be there, to be seen...So why refusing to show his own listing?...

    The agent may have taken the listing at a reduced commission so there is not enough to share. The seller thinks they are getting a deal.

    I wonder if the seller knows he is doing this. If I found out the my agent was doing this, I would have a long talk with him.

    Is there something Realtor ethics code about this?

    That's what I was thinking.
    Acting that way, do you fully work for your principal?
    My guess is he wants to try both side and get the full commission. I believe this is at least unethical...

    It depends on the dialogue between the agent and the seller. If it was
    explained properly, then there is no ethics concern.

    I agree. I just don't find how a seller, willing to sell (he signed a listing agreement), will accept no exposure in order to sell his(her) property.

    If you want to sell, don't you want to do whatever possible to...sell??

    Wierd situation. In the state of NY, provided the property is listed on MLS by MLS member, it's not up to a listing agent whether to show it to other MLS members or not. It simply MUST be shown to other MLS members' buyers.
    If listing agent refuses to show, he should be reported to MLS. I think, there is a fine for doing this.

    It does not apply, if property is not listed by MLS member.
