It`s 11:00PM Sorry we can`t give you showing instructions!
I always have my telephone next to me! I have a habit of picking it up the when it rings. It`s my fault, i don`t want my clients calling into my voice mail!
It`s my opinion that we as Realtors have an unwritten code of etiquette when it comes to "Showing Instructions" after a certain hour it`s just plain common sense not to bother each other. For me, my day stops at 9:00PM. after that i don`t bother my clients. Why should I? I`m positive most of you feel the sameway.
Last night my telephone rings at 11:00pm, i figure it must be an emergency so I decide to pick up the phone before I pass out for the night!
It`s a fellow Realtor asking for "Showing Instructions".
It always amazing how some Realtors think!I decide to ask this person a few questions.
The conversation is as follows:
Me: Why would you call me directly at 11:00PM when it clearly states on the MLS to call our office for all showing instructions?
Late Night Agent: I like to do my showing instructions late at night! That way I don`t have to worry about it for the rest of the day?
Me: You mean you`re calling other agents at their homes as well?
Late Night Agent: Sure, why not? It`s only 11:00PM!
Me: What do other agents tell you?
Late Night Agent: The majority never call me back, some get pissed off and hang up and some cooperate!
Me: What do you expect me to do right now, call the seller for showing instructions?
Late Night Agent: You think they`ll mind?
Me: How long have you been a Realtor?
Late Night Agent: I received my license 1 month ago, this is my "First Real Client".....
Me: I hope you don`t take this personal but most of us stop doing showing instructions at 9:00PM, that`s just called Real Estate etiquette!
Late Night Agent: No wonder why nobody in my office speaks to me! I call agents in my office for advise late at night and nobody calls me back! You maybe onto something!
I kid you not! This is how the conversation actually ends. This Rookie is hasn`t been properly trained by her broker or office manager, the other Realtors stopped talking to her because she`s nuisance! It`s hard to believe something this simple needs to be told to someone!

Cut off
I actually stop taking calls about 7:00 unless there is a specific call that I am waiting on.

I would fine a broker for that -- you are right, this agent wasn't properly trained, but I am not sure if there was any training at all? Probably, very fancy office with a lot of agents. Just a guess.

I don't think you need to train someone not to call someone at 11 pm, that is just common sense and it appears that agent doesn't have any?

This is not a matter of just real estate etiquette, but of general etiquette. I wouldn't call anyone at 11:00pm unless it is an emergency.
