    Default Housevalues.com Justlisted.com

    Anyone using using them right now? Any feedback to be had. They do some major advertising and supposedly guarantee your leads are exclusive.

    However much money you are planning on spending with them, instead use towards building your website or if you have one and are working on it, run a PPC campaign and generate your own leads. Stay as far away from third party vendors as possible. They have no business in the business except to take money out of your pocket. They also have sketchy reputations for giving any decent leads.

    A complete waste of time in my opinion. The free trials we've tried at some, and the one paid one we tried showed they can't deliver the number of leads they promise (by a very wide margin), and only 5% pan out (if that). Including from the services that claim to 'qualify' all leads. Interesting thing was that when the 'paid' service wanted us to sign up again, their own numbers showed only a 5% success rate for their 'top' closers. Of course that's not how they presented the numbers, but if you do the math.... Add to the poor results and direct expense, the amount of time spent on bad leads.

    Our own website generates far more leads and a much higher success rate, and even a PPC campaign with targeted keywords to our area is by far much cheaper.

    That said, I wouldn't hesitate to join a service that's based purely on a referal fee (no per lead or per year cost). Of course those are rare because they would have to be run by a broker because in many states (not sure if all are the same or not), you can't pay a referal to a non-licensed agent/broker.
