I've never used an interior designer but here it goes:
1. answered above
2. I would only recommend paint, in neutral colors that go with almost any design. No wall paper or any other coverings because I find it to be not neutral enough.
3. I'm getting ready to shop for a professional cleaning company rather than a home staging company.FlaGal

I have never used an interior designer, but I know many agents who do. Luckily for me most of my homes have been furnished or the market is so hot it sells quick. However, on tour last week we looked at a few homes that had nothing in them at all and a few that had towels and a littel decor and it made a huge difference... So I think I will stage my next few listings...

Find a different income avenue. Realtors don't consult anyone... they know it all!

I totally agree that home staging is a valuable service, and necessary in many transactions, but, unfortunately, getting the sellers to go along with this is not always easy, unless of course the agent pays for the staging, and even then, if sellers live in the home, they may not want to be bothers by someone taking the time to stage the home. I agree that a cleaning company would probably be the best alternative in many cases.
I certainly would suggest that the homeowners consider 1. Have a neutral color scheme throughout the home, even the childrens' room. 2. Remove odors and air out. 3. Declutterize the home throughout, and take excess boxes, furnishings to a warehouse, or other location out of sight. 4. Keep the dogs outside when people are looking at the home. Dogs can be intimidating for many. Also, if there are dogs, flea removal solution, whatever, should be used.
