    Default Lead-Generating

    I am interested in talking to Agents that are big into lead-generating... Calling FSBOs and Expireds. I have been doing this for a couple months now and I am wanting to upgrade my skills. If you are an Agent that does this I would like to talk with you.

    If you like calling expireds etc, I would suggest contacting Mike Ferry Organization. They have a great script and program for this.

    Read some cold calling books and practice a lot. Amazon has quite a few. People make their opinion of you in the first few seconds of the phone call. I used to do cold calling and practice made perfect. Be confident too, personally I would want a feeble shaky Realtor to sell/buy a home for me.

    I would second Mike Ferry. Calling Expireds DOES work. Remember they had a motive to sell already....
    Many times FSBOS can work too but very frusturating.

    I put in some work into developing a full Expired campaign with letters, phone calls, stop-bys, etc.

    Did it for about a month and HATED it! It made me feel like a used car salesmen, not a trusted advisor.

    I now focus my time on holding Home Buyer Classes and getting referrals from past clients, friends, and family. Those people already trust you and want to work with you, rather than you having to approach a stranger at their house.

    I personally prefer FSBO's over expired listings. Here in Las Vegas, inventory is pretty low and property moves so quickly that if it didn't sell, theres generally a good reason for it. If I see something that is over priced I still may try but I still prefer mailers to owners that have equity in their homes. I have my title company run a list for this, not sure what you would have to do to obtain this in states that don't use a title officer.

    There are a lot of systems/trainers on this - Mike Ferry mentioned by others is a great place to start.
