triplex sell each unit individually
does any body know the process to sell a (triplex) each unit seperately, I live in california. If there is anyone that can point me in the right direction it is appreciated.

I did this in Colorado several times. It's not hard if it's legal. The biggest issue (in Colorado) was sharing utilities. In Denver, it's okay to share a water line, but in other counties it wasn't, so the owner/splitter would have to add new water lines for each unit. Also, the zoning needs to be appropriate to handle three separate residences instead of just one multi-family building, if that makes sense.
In an area where it's commonly done, you just need to hire a surveyer and an attorney to create a party-wall agreement.
If Party Wall Agreements aren't legal where you live, then you would probably have to do a condo which is much more complicated.
