I must admit in this time I mean our economy - this industry its really hard to know the best ways and most effective ways to sell and buy houses, getting hot leads. but somehow social media plays an important role, thanks to them. they are somehow effective. thanks

I do agree that social media plays vital role in generating traffic. If I'm not wrong the most traffic generating site is facebook.

There are buyers out there - build a buyers' list: landing pages, PPC, social media, Craigslist ... you can build a buyers' list pretty quickly.
Emulate a successful investor and follow a mentor. That is certainly the speed-track to success. Yes, you might have to pay a little money for it, but you will get it back 100s of times over.

Social media certainly plays a role in marketing real estate - so long as the persons being marketed to are those who are interested in buying or selling in a given area you are trying to promote. As far as tips on buying or selling - the right price is a big factor.
