I've seen some excellent advice on these forums for increasing opportunities to identify potential listings: business networking, door knocking, better "farm" management, calling expired listings, etc etc.

However what is missing from the equation is the art of turning a presentation into a listing. By making one small change to the way you communicate, you can dramatically increase the number of listings you win. Typically the agents I work with treble their listings within 30 days.

I admit the technique could be used quite manipulatively (it's a form of directive language) but if people do that it certainly rebounds in the form of cancelled deals and lost referrals. It only works well when it's used ethically.
