"Best" really depends on 3 things: your risk tolerance, how much profit you desire to make, and how long you intend to hold the transaction before cashing out.

That being said: quite a few markets in California, Arizona, Florida, and Michigan have seen big price corrections.

Course, if you are looking for a safer & less risky place - I'd of course recommend Kentucky. (a slight bias with that opinion )

i think New York is the best place to have some property as it's a real investment, though the prices are higher in NY, but you can be sure that they will never get very low.
Besides it's the city with lots of opportunities!

I hate to burst your bubble but you will not find a market were you have 10-15% cap rates and a projected apprecation of 50% in 4 years. There is just no such market.

All of the markets that have a chance to see a run up of 50% in 4 years are not good rental markets. You will have to choose what is more important a good rental return or the possibility to see huge appreciation numbers.

Default The best city to Invest in?

There are ton of factor to look for when looking for the best city to Invest in. It all depends on what you want too do. Now look where the grow is. Where is their job in this economy? Then that's where you should invest. Now I think Northern Mississippi is a great place to invest right now.

Oh well, if you are planning to buy a real estate property you must seek the help of real estate agent who are willing to find you the property you really like which is with in your budget. Properties in California and Washington are my suggestions.

Grand Rapids, Michigan is a great place to start. Houses are RIDICULOUSLY cheap right now, but our economy (while we're stuck in Michigan) is still the best in the state. We have a dozen colleges and universities in the area and a very diversified foundation of small business.

    Worth a look.
