Identifying the timewasters.
In the current market and without being rude how are other realtors filtering out the timewasters?
I've got a couple of tricks which have worked really well recently. You show me yours and I'll show you mine!

In this market, people are not minding if they are having timewasters. Its better than having an empty open home. Besides, they might know someone who is keen to buy.

I'm filtering timewasters for 4 years now with this simple trick. A fee for viewing the properties. 20 Euro per property, which fee is refunded if the buy one of the property offered... Simple but it works... now show me yours

I adopt the A.I.D.A technique:-
Attention, Interest, Desire, Action
I take it that I already have the potential client's attention by the fact they have contacted me. They are interested in purchasing so I up the ante in terms of their desire to purchase, I get them to commit in principle that if I provide the service that I promise to deliver they will buy through me.
Backed up with regular contact, gaining client trust and gaining referals as a result works for me. (There is much more to this of course, I am available for consultancy - info@tailoredhome.co.uk)

well simple and sober
I always do a long and long conversation with thier requirement, budget, choice, views, and everything they like including their living standard and then showing the relevant property with respect to their choice and if i don't have such property which i think will not be suitable to their nature then I reply in such a way that either they will change their views or will not go with me.

Timewasters can pay off after awhile if you have the patience to follow up with them. Really all you have to do is find the ready willing able buyer. They need to have a need - like they are having a baby in 3 months or school starts or a new job or some other circumstance that increases the urgency - if there's a deadline, they'll close a heck of a lot faster usually.

When to use an agent
As a real estate investor I don't always use a real estate agent. However,
I do filter out time wasters by directing them to my website that has a
squeeze page. They may not look at my deals unless they put their info
in. After that they see my page and have my contact info. This way I'm
not wasting time with those that are just looking yet I know who has
stopped by.

Listing software
I just have my HomeQuest service email daily listings to people who are just dipping their toe in the market and they are not serious about buying. This way they get what they want, and I dont have to do anything with my time to assist them. That way, I can spend more time with the clients that are actually serious about buying a home. This way, when a wishy washy client gets more serious about buying a home, they come to me first since I have been emailing listings to them daily for goodness knows how long. Yay for automatic email listings.
