Need help structuring a land sale contract, please!

Hi! I try not to cross-post stuff, but I need fast help structuring a commercial land sale contract so please forgive! Q is, can I have buyers execute an undated quitclaim to be filed in the event they default? Full question is on the legal issues forum on this site... thread 10624
