    The best I have found it to do geographically specific marketing on Google. Increase the specifics of the search words and focus on a zip code, city, or county.
    Make unique Google ads for each local you wish to service and focus on.

    As we all know Google is the best source for Pay Per Click..for me its the best search engine though..

    GEO target google PPC is best. But it is depend on market and age group. lot of over 50+ people using yahoo , hope you know your market group .

    Google is the leader. But Microsoft, Yahoo and the like have all strong platforms as well. Depends what would you like to target.

    I would say that Google Adwords has proven to be the most successful over time. Certainly though I have known other realtors who have had success with Yahoo and MSN as well.

    I agree. Google Adwords is far superior to the competitors. Google AdWords, by far, rotated publisher's ads more than the other two services combined. A large number of impressions do not necessarily translate into money, but it does allow you to see that your ad is actually rotated on the internet. Also, it has much better stats reporting than AdCenter and YSM and you can see where you clicks came from and where your ads have been shown.

    Google has worked really well for me however be sure that you are only targeting users in your area by using the targeting feature. When I first started using Google I burned through a ton on cash and had people landing on my site from all over the world. Obviously it was a waste of money to have people in India landing on my Minnesota real estate site. Beginners mistake I guess.

    In short, here is really how it is broken down: With Google, you will probably get the most amount of traffic since it has the larges user base for search. The downside is that compared to other PPC engines, AdWords is the most competitive, meaning you will probably pay the most per click. With YSM and AdCenter, you might not get nearly the traffic you would get through Google, but there is much less competition and you will pay less for each click. In addition, there are an absolute TON of third party search engines that provide PPC services, which are dirt cheap if you want to try them. It all comes down to your keyword research though. Without effective keyword research, you will just be throwing your money away, no matter what search engine you do PPC through.
