    Hey, what are things that I should avoid doing when using PPC?

    don't make big huge word groups

    keep your groups to 10 or 15 search terms , google will discount your relevance if you stuff 100's of search terms into the same group.

    Don't use the same landing page for all your campaigns try to really target the landing pages to what you're advertising (seems basic I know, but you'd be amazed at how many people just point traffic to their home page).

    You also want to make sure you use the different keyword types (i.e. broad, phrase and exact). Also, make sure you split-test your ads, which is one of the things that makes PPC so nice.

    Don't get caught up in a bidding war. That is one of the top rookie mistakes that is sure to empty your bank account.

    Set a budget and stick with it. If you get trumped start looking for alternative KW's. Remember, if you do your homework you can get as much quality traffic from 3-5 secondary KW's as you can get from one top tier KW.

    I tried running a adwords ppc campaign a few months ago and lost a little over $500 in two days before giving up. Do your research and learn the ins and outs before moving forward, it is a pretty tough game.

    My gut reaction is that it's a lot better for a buyers agent that for a listing agent.

    Think also in terms of what would people that are shopping for a house want?

    Make a free report on "things you should look for in your real estate agent"

    Point your PPC campaign to that and see what sort of conversions you get.

    Using it to attract new people to your mailing list will likely be more effective than trying to sell them on your services off a PPC add.

    Think "What's in it for them". What can you give them that's a great gift that will let your name stand out for them in the future ... the one guy that did that!

    I would disagree about things being better for a buyers agent. With so many listings on the market it is difficult for buyers to decide on one property and to add to that they want to see a larger number of properties. This takes up more time and money. The cost of going from one property to another is more expensive than it has ever been with gas hovering around 4 dollars a gallon. Right now it is even more important to have listings. The trick is to only take on high quality listings. Dont accept listings that are over priced or in bad shape. If you follow these tips you will be able to control the listing inventory and you will not have to take on the expenses or time of showing properties.

    You can get quality listing leads in a similar manner as in the above quote. One thing I like to do is offer a report on how to sell your home with out paying one red cent to a real estate agent. And in the report I give exactly how to sell the house and include every little thing a listing agent does to get a home sold. Of the people that request this report 60% end up putting their home on the market and of this 60% less than 50% try to go FSBO. Of the 50% that go FSBO 70% list and sell through an agent. That means that 51% of the people that request this report end up listing and selling through an agent. The trick to getting them to list with you is constant follow up and consistently providing them with valuable information.

    What you should avoid is wasting money in PPC, don't ever select general KW. They'll just give u traffic with less percent ROI.
