    Default What is the best words to use in your PPC ads?

    Need to know which words work best for PPC traffic and leads. Should I discuss our free MLS search like everyone else, or should I stress a specific home?

    i think you should mix it up but up but if you're on a tight budget try the specific ones, i heard that it also gives more conversion ratio so you got to try it

    If you just offer free MLS search like everyone else you will just get lost in the shuffle. I would only stress a specific home it gives you benefits with sellers. You are not going to sell a home via PPC traffic and I doubt you will get enough traffic using one home. What I would suggest is that you develop some interesting reports and use news style headlines to get people to click and request the report. I find it more beneficial than just advertising MLS like everybody and their brother are. Good luck.

    Honestly, if you are trying to figure out which words work best for traffic and leads, you should really think about using any or all of the keywords you use in your PPC campaign. Using your keywords will help make your ad stick out (as the keywords people search for in PPC are bold). Another little trick you can do that works quite well is to analyze your competition for a week or two and see which ads stay up for the whole period. Chances are if an ad stays up for a while, that means it is doing a good job in capturing leads. Then just review that ad and slightly modify it (do not copy word for word) to make your own unique ad that says the same thing.

    Hi Keith,

    The best thing to do is to make sure that you are providing a end benifit to your target market. So you must know what your target market wants. That is what should be in the add. Also write two ads and test them against each other to find out which ad is providing a better ctr and conversions. I hope that helps.

    I tried all of the keywords for my program and then got rid of the ones that didn't work.

    specific homes?? how can you advertise a specific homes..lol.
    I would do a specific region advertising... such as..
    vancouver condo for sale etc.

    the key to ppc is test, learn, upscale and start again.
    using trigger words in your display URL extension is a good trick and will increase your ctr and therefore decrease your cpc. eg, YourWebSite.com/CapitalGains

    and yes even if the URL extension is not part of your landing URL this will work! if this little trick does not increase your ctr your ads must be really bad. and dont forget to try different trigger words.

    long tail is the key! also try an embeded long tail keyword phrase. this is how you do it.
    [real estate in miami]
    now make a list of negative keywords that you dont want to get an impression for, such as:
    - bad
    -forclosed

    this will reduce your unwanted impressions, therefore increase your CTR% and lower your CPC.
