Seo vs ppc?
Whats a better way to go to get long term results, something where I can make new clients and closings every month... which one is better?

SEO is long term. You might pay a company X amount of money per month to do X amount of hours on your site however results from this can take a few months to properly kick in.
PPC means you have instant results. You stick X amount on to say a Google Ads account, and set how much you want each click to cost. The more popular the competition is for a set phrase or key words the higher it will cost you to be in the say 3.
SEO means when you stop paying a company for their work in and off your site you won't suddenly drop off the face of Google. Obviously whatever positions you are at is never guaranteed and your competition or new sites can come along and knock you down via their own SEO.
PPC means the day you stop paying for the adverts you no longer exist.
A mix of both is a good idea.

Well you could try both seo and ppc and analyze which of them is more effective in providing traffic and leads to your website.

From analyzing my market, I see that the top producers are the ones who are consistently in the first page of organic results. That's not to say that a ppc would not give you qualified leads. If you try both, please track your leads and post results. Thanks.

PPC vs. SEO
You can expect to spend between $3.50 and $5.00 per click in most markets for real estate related terms. It's pretty easy to spend $100/day or $300 per month. You might want to check around and see what kind of conversion ration other agents in your area see from the leads they generate. For me 20% of the people who click on my ad end up contacting me and 20% of those people result in a sale so the math works. I would suggest doing a test for a few days to see what kind of results you get.
SEO is obviously important as well but it's also ongoing. Don't expect to spend a few thousand dollars on SEO and then quite. You'll need to spend money on a monthly basis for SEO to keep the leads rolling in.

Also be careful on the partner networks on google. It can be very hard to track fraud if you don't stick with adwords on google only platforms.
