Just finished classes and I need to relax...
Hello. My name is Tom. I just finished my sales associate classes and take my exam next week. I hope I pass. But lets think positive huh?

I am 20, did not go to college. I have been doing carpentry since I left High school. I have always wanted to deal in real estate, whether it was flipping, selling, renting or developing. I just took a HUGE leep to quit carpentry to pursue a realty. Given the market conditions I was nervous(was. ha!). This is big to me. Real big. Thought I would be banging nails my whole life.
I have a few questions that I can't bring myself to ask the agents helping me through classes. I am joining up with EXIT realty. They have a recruiting system. I feel like a dollar sign to the gentleman that signed me on but they are the only Real Estate company around that does after class training(apprenticeship?).
I understand that brokers charge between 4-7% to sell someone's home. What percentage do I get as a sales associate? A rough estimate? I know not every place is the same but I have zero clue as to my pay lol.
The market is bad. I know this and do not expect millions. I am making between 12-15k doing carpentry in a year. I hope to do better than this. Are you guys selling houses or what? Are things at a dead stand still? Different websites claim 37k a year average for my area. Agencies are hiring left and right. I assumed that was because all the sales associates are finding other work lol. They claim it's because people are still buying and selling. Input on that?
Last but not least, what do you love most about your job? Hate most?
I am super nervous and taking a big jump doing this. I don't feel right picking EXIT's brain until I pass the test so I am glad I found this. I think not having an "honest" grasp on whats going on and what's going to happen is making me freak out.
I really appreciate any input and help.

Good luck for your exam. Sure you'll make it...
Commission, especially for beginner, will most probably be 50%/50%. Meaning on a 6% listing sold by another agent, your broker will get 3% and you'll get your 50%. This percentage will increase with your productivity. But you should negociate with your broker for everything, even your split...
Yes, it's a tough market. See the bright side though. It's tough enough to see other agent falling like flies. Less agents, more listing, more sales
Work hard, ask questions to your broker, ask training ask what to do, experience it and come back to the office with more questions. Do it everyday, get your first paycheck in about 6 months...But you can make it for sure...

First paycheck in six months? lol, oh dear.
Thanks for the input. At EXIT they do not seem training friendly. They took my 200 and I watch a video. No hello when I come in or good bye when I leave. I walk in, throw in the tape and watch it. Then leave.

No I don't expect a check every week but 6 months is a long time to go without lol. That is unsurvivable.

Good morning Tom, and good luck with your test.
Have you spoken with the broker/owner of the EXIT Realty office you will be joining? EXIT offers loads of training, and your broker/owner will be able to advise you as to which is right for you.
The EXIT Formula says that every agent earns 70% up to the first $100,000 of gross closed commission, and 90% on the balance for the year.
You'll also find the EXIT Resource Center to be a huge help - you'll be able to access it as soon as you're an associate.

susan do you work for EXIT? I would pick their brain but the place I am taking classes is not the office I will be working at. Ala they are zero help. I am taking the test next weekend. I hear it is tough but if I need to take it 20 times I will. Do what ever I can.
