    Default Kb Homes Sales - Should I Take This Job?

    I was offered a job as an "off-site sales representative" for KB in Orlando and was hoping to get some info/advice....

    How much does one earn in this position (commission/draw)?

    They expect 4 sales a month (is that feasable) ?

    Aren't you at a disadvantage to the KB home rep that is "on-site"?

    They say that they provide 50% leads and you have to generate the other 50%....do they actually provide an adequate amount of quality leads?

    Is there job security in this?

    ANY ANSWERS AND INFO WOULD HELP!!!!! THANKS

    my buddy worked for a builder. He got a salary, draw opportunity, and then 1% on sales. It was great when the market was tight. You can't beat having inventory at your disposal, a salary, and commission. If the market was like it is now, I don't know for sure. Have you talked to other on site reps?

    Default Job or Run a Business in Real Estate?

    I think the most important question to ask yourself is: Where do you want to be in five years? Yes this is a tough market, but as a new agent, you should be planning on struggling your first year anyway. Why not take the leap of faith and start building your own real estate business today, so that in five years, you can truly have all of the great benefits this industry can provide. I know it might sound attractive working for a builder to start, but you better get ready to be treated like an employee...and they are not teaching you how to build your own successful business. Remember, if you have a BIG vision for where you see yourself five years from now, that vision will pull you through the tough first years. Good luck!

    Just make sure you understand, if they are not gauranteeing you a salary, then you will probably have to struggle for a while.

    You can make some great money as a new home counselor. However, time are tough right now and it is going to be harder than ever to squeeze out 4 sales of month. I don't know what the Orlando market in like right now, but 4 seems high.

    Okay this is from a coach that has experience in all markets across the US but knows Orlando specifically well because I grew up here and most of my experience as an agent has been in Orlando. 4 Sales a month for a homebuilder is very unlikely. Builders are trying everything to get people interested in buying but i don't believe any one community in orlando is getting 4 sales a month, much less each agent/rep. Now, you mentioned outside rep... I looked up the job description on KB's site. Basically you have the ability to sell any inventory home in any of their communities. The problem is this: buyers will also be considering other builders and resales and you are totally limiting yourself by taking this job. Not only that but you can't sell their present home either... you can't take listings at all yet you're doing all the work of an agent otherwise. The only benefit I can see that would make you want to consider this is the draw against commissions. Only problem is that if you don't make those sales, you're going to owe the company money and I'm sure you don't want that... You're best bet is to look for a company where you can do general sales and one that offers lots of support and benefits in exchange for a lower commission split. C-21 offers insurance and has lots of marketing support, Zip offers benefits, 401k, a marketing reimbursement plan, and more. The key is to make sure it's something you're comfortable with and that your manager is a person you know will support you and help you become a success as a new agent. I definitely would NOT go for the KB job...
