Cold Calling Technique?
Hi, I'm a commercial Real estate agent in New York City.
The hardest part of the job is cold calling. I go through the list of fee principals and call each property to try and speak with the owner.
Unfortunately, some of the time I get shut down by the secretary. She (or he) asks what my call is in reference to. That's where I usually hit a wall. When I tell her it's about such and such property, she usually says they aren't selling and GOODBYE.
What techniques are there to get past the receptionist so I can speak directly to the owner?

I suggest not to lie....
I suggest not to lie... I know this may seem obvious to some people, but to others they don't see why not.... It doesn't look good, especially if you're trying to buy the house from the owner and they find out you lied.... Doesn't play out to well...

Tell the secretary that you would like to set up an appointment with her/him to give her a breakdown on your services that she can pass along. This makes them feel special and helps to get them to let down the gaurd dog rotine. Then put together the very best packet you can and meet with them giving your very best presentation. The sec. will probably either trash the packet or just toss it on the principles desk. So, keep in contact and be polite ask them how they are doing that day when you follow up. After you have small talked for a while then ask if they had had a chance to talk to the principle about your services yet. If they have not then say of ok please let me know what they have to say when you do. Make a few follow up calls spaced apart a few means at least 3 but dont make them think you are unable to ask for the business. After 3 follow ups call the secretary open up the same way and then close for an appointment with the princple. Good luck hope this helps.
