    Exclamation showing unlisted property...

    I am a land agent in Mobile, AL. I am showing an unlisted +/-75 acre/$1,300 per acre property tomorrow (found out the owner was looking to sell from a local forester). My question is, how does commission in a deal like this work? I imagine the buyer pays it, but what is a avg amount to ask for a sale this size? Any advice from a land agent working in the south would be appreciated. I would ask my boss, but this is a spur of the moment thing and he is out of town.

    I don't sell land a whole lot, but when I do and the price is that low, I ask 5%. In general, the less the value the more commission for me. It's jsut hard to make a living on low commission on small pieces of land.

    A rule of thumb for me... the tougher and more complicated the transaction appears at the start... the more commission I'll negotiate up front.

    I won't hesitate to ask for 8% on a very tough residential deal. And clients usually understand why. And you may even run across clients who at closing will whisper to you... "I don't think you got paid enough for all the work you did!"
