Default What about Pictures, Virtual Tours, Slideshows, Property websites?

There are so many options around. What is worth, what is not? Any opinions? I'm a rookie, just got my first listing yesterday (verbally)... we didn't sign the paperwork yet, but I will have to tell them my idea of the marketing... what I will do for the property...

I have a digicam, Will that do it?

Multiple photos and video tour are a must! Make your listings stand out from the others. Treat every listing you get with the same treatment, sellers love to see their houses on the internet with lots of photos and video.

You will impress your sellers and they will brag about how great you are... and you will get more listings...

Create a rider for your sign that says "Check out the video tour..." and direct them to you.

I use Visual Tour for videos (it is a service based product). It is easy, and fairly inexpensive.

    Congrats!

get a virtual tour going, and have as many pictures as possible. but also check into getting a website and blog going.

Just my opinion but I would not really want to go with, Topproducer, Advance Access, z57 and a few others. I have not heard anything good about their websites.

Blogs are great, and places like Active Rain and REW are good places to learn but I would get my own as well such as a wordpress blog hosted on your own domain.

    Virtual Tours are important.

Take a look at this site: www[dot]HouseTubeTv[dot]com

You need to broadcast yourself to the real estate industry.

The more you advertise yourself, the more you get traffic.

    Default VisualTours are NOT video

Be careful not to misrepresent what you are doing. Visual Tours is NOT video. It is a slideshow. They are STILL photographs. Just because they zoom in and out and there is music in the background, it is NOT VIDEO.

I would like to respectfully disagree with the comment that a moving still photograph is not a video. In fact, it

Default Pictures, Tours, Slideshows, Oh My!!!

As a new agent it can be daunting to say the least... I completely understand. As a coach, I have seen it all and can recommend the things I think are the best out there right now:

For phtos and virtual tours: By far the best thing I've seen on the market today is Previsite. It's a French based company that just opened recently in the US. I know the head of US operations and can tell you that what they have is phenomenal. For $150 you get an amazing digital camera with special magnetic lens and all the accompanying doo-dads along with a nice metal case to house everything. All you do is take one still picture and this super cool little lens gets every part of the room: floor, ceiling, and all angles. You upload your pics to the site and it automatically creates a panned image or virtual tour of the entire room. Now... this is the best part... The monthly fee is only $50 and you get an unlimited amount of tours for that price! I am so psyched about this product... I can send you a sample tour if you like and for any of you that want to order, let me know. If you order through me I'll give you a free 1 hour consultation on how to use it to get more listings. I have an awesome idea on how to use it in a listing presentation that will pretty much guarantee they go with you...

Now for flyers and other ultra cool marketing materials you probably never thought of like e-commercials and property cards (no they aren't postcards), try Imprev.$299 for unlimited use all year long. They have great materials that are easily uploadable to quantum or expresscopy for printing and delivery. I've used them for years and they are by far the next best thing to your own personal graphic artist.

For websites... Gotta say Real Pro Systems is awesome! Tell Charlee or Gwyneth over there that I sent you and they'll give you $100 off the gold package. Phenomenal webiste solution, great lead generation, built-in stealth sites, options for podcasts and blogging, a back-office drip email system and tons more!

Any more questions let me know... hope that helps!

Thumbs up Try "Send Out Cards"

    Hi,
I am in the Interior Design field and I work with quite a few Realtor's that are using a program called Send Out Cards. The people who got me signed onto it were using Send Out Cards to create mailing campaigns in specific residential areas and neighborhoods. The mailing campaigns are done through a post card that is customized with images of homes they have sold and include pricing, and contact info. I have been able to use this service for the very same thing but I direct market to people who are trying to sell their homes and to the representing realtor. The Service I offer is Realestate Staging. Go to this link and send out 2 free cards either to yourself or some you know. SendOutCards.com/Cardpromo
I have been using this service for only 40 days and I have already received business as a result of doing it. Good Luck and don't give up! Persistance pays off!:)

    Jenna
