    Default Am I over thinking the real estate side?

    Hi,
    While technically not new to RE (Im a Broker and Appraiser) I work in the mortgage side since in CA you have one exam for a single Broker license.

    The thing is, my friends and family are bugging me to help them buy property. I have access to MLS , i have my own brokerage and I know what Im doing on that end. My question is this, other than maybe some E&O, what would it take for me to find them some property and write up an offer to purchase to the selling agent? It cant be just that simple is it? Im sure there is stuff that Im not thinking of but thought you guys might be able to enlighten me. I have never bought/sold property and only worked with mortgages so I just want to ask the pros.

    Im not looking to hire any agents or get into the Buying/Selling side other than for those mentioned above.

    Jon, I don't get it. You're a broker and all that, so yes, it's that easy.
    You get the MLS, you search, you find, you take appointment to show and you write down an offer on a piece of paper and you fax it to the other party. It's not rocket science...

    I don't care who the lenders pick for appraisers on my deals unless the appraiser also sells real estate. Then I object about the choice. If there is a chance of conflicting interests I don't want that appraiser involved.

    I am not alone in my opinion. This might have an effect on your main source of income.

    This has nothing to do with appraising. I am well aware of our DRE rules and regulations and all the disclosures that go along with my situation as well as conflict of interests. It was a question about acting as a buyier's agent and submitting a purchase agreement and if it was a simple process (find property, submit purchase agreement, etc.) for someone who only dabbles in the buying/selling part. I will ask a local broker.

    No confusion, I understood your post completely. My point is if you start competing with the real estate agents they might not be comfortable with you doing appraisals.
