Commission or fix salary
I am new to this business, is it better to get a fix monthly salary or commission basis.

I like the salary. Do you know someone who will pay me a salary of about $10,000/mo to sell real estate for them. I would want some benefits as well.

Well, if you know a brokerage that pays salary, I would go for it for the first few months or a year. Then, I'll switch for commission...

it would really depend on how much they are going to pay me. If I was new to the industry I would probably take the salary to start until I got my feet on the ground.
unless like Wayne said they are willing to pay me $10,000 a month to do loans...haha

I assume you are going to be joining an established agent's team as an assistant, buyer's agent, seller's agent, etc.
How is the market where you are currently located?
What is the expected trend - declining, flat, or appreciating?
The thing to remember: if the market is tough where you are currently located, and you are on salary - how long will that person carry you through the hard times before firing you?
There is no safety net.
Personally, I'm confident in my abilities so I'd do commission in a heartbeat.
Regarding the $10,000 per month salary pitch - several competent REALTORs in our area pay their team members well, but not quite that much. Good Assistants for competent agents can do $70,000 per year or so (some higher, some lower).

Wayne, you cracked me up! Depending upon where you are in the country and the local market trends, I would currently have to say that salary would likely be closer to $10.00 a month not $10,000.00. LOL
If you're starting out as a new Realtor and have an opportunity for a salary, I would probably recommend it, but unless you are a member of a strong team or an assistant, I doubt there are many real estate firms that will hire you on with a salary. This is a kill or be killed industry for the most part- most everything is commission based. I never forgot what I heard in my 1st year from a seasoned professional - "you eat what you kill".

To be serious if you could find someone who will pay you a salary starting out that is decent - that would be good. I would align with a good real estate team and learn all I could if I was starting over. You want to learn how to fish though instead of just being a baby bird expecting them to feed you. Learn to fish!

Depends on qualifications
Hey all,
As it is with most jobs where people or one person determines how much you get....if you are new to something with little or no formal schooling they are not going to pay you much....as what drives all of us...commission....if you can land a deal for say $10k in your pocket, that's good....but if you're like all of us, ya got bills to pay. What determines stability is your ability to pay your way until that big break or series of them comes.....if you're responsible like me, think of stability...then the big breaks.

Very tough to find a broker that will put you on salary. However, you may be able to find a Realtor's assistant position that is salaried.
In my opinion, if you're good in the business, you'll likely make the most by being on straight commission.K. Walters
