Expired Listings
OK, now I know everyone has questions about expired listings, and there are hundreds of people that guarantee me 5-10 listings per month if I only fork over $19.99 to them to learn their secrets.
What have you done to be successful? Some people mention using "packets", what do you put in them? Could you share any of this info with us?
Also, any expired listings I have talked to have a lot of times been quite agressive as they are being bombarded by 20+ realtors. Naturally you have to not piss them off, but honestly they seem like such assholes

First...don't pay anybody for their "secrets." There is no secret to working expired listings or any other aspect of real estate lead generation.
It's important to understand that the mentality of the owner of an expired listing. They feel that they've been "burned" or haven't received the proper service. They can often be hostile prospects. But chances are that they will re-list.
Create a plan that works for you. Do you want to knock on their door? Probably not. The owners probably wouldn't appreciate it either. I suggest starting with a letter or package that you mail. if you mail a package it should include examples of your advertising, but not your whole marketing plan. I used to send packages but they cost $1 a peice in postage. That adds up when you are sending 10 - 15 packages per week. You could also try leaving your package on the doorstep.
You could try sending a series of letters over several weeks.
If you are soliciting expired listings right after they expire, keep in mind that the owners will receive about 10 to 20 solicitations from other agents. Your message and mailer must be unique.
Better yet, solicit listings that expired 6 to 12 months ago that haven't re-listed yet.Patrick Mc
