    Default MLS question on 'Expired' listings

    Hello, Realtor here with an MLS question. I performed a search on Expired listings, then cross-referenced the results to remove entries that were Sold, Pending, or Active.

    However, when I contacted a few of these Expired listings, I was told that the properties were "sold." How can an MLS listing be sold and not recorded as a Sold status in MLS? (other than it was sold privately). What steps can I take to make sure that the data I am using is accurate?

    Either they just want you to go away, or the listing agent that sold the property never updated the listing before it expired.
    Unfortunatley the MLS is not a perfect science, as it relies on people to make sure the information is accurate and up to date.

    Most agents are lazy and just glad to sell the property, thinking someone else updates the listings.

    I complain about MLS listings all the time to the local board. Agents putting their phone number in the public comments section, listing 3 bedroom homes as 4 bedrooms to get more hits and calls. Personal contact info on Virtual Tours. All against MLS rules, but it goes on all day long.

    I actually think it is more of the #1 idea than the other. Although they are both true. Sellers get so bombarded with phone calls, door knockers, and letters that I can't blame them. Most of your larger agents will have a large package and phone calls that will go out to every single expired listing in your system.

    We have the tax records on line so a search of the land transfers would show if the property sold or not.

    I agree, I think they just want you to go away. Don't let it bother you...just move on to the next one.

    I agree with Mike. You made contact and if they wanted to talk to you they would have. Tell them you are glad they were able to sell and go to the next one on the list.

    How fast are they updating the online tax records at the OBX these days?
    Charlotte's updating is slow.

    Charlotte's updating is slow.
    Dare County updates theirs almost immediately but Currituck County tends to drag their feet a little longer.
