You should find every way possible to get people through the home. When you feel that you have set this up, then focus on being the community expert. People should walk away thinking that you know everything possible about the house and the area in which it is located.

    Default Good Advice

Being the "Community Expert" is good advice, I know when my wife and I have gone through open houses we've been almost as curious about the area and market as the home.

Something that bugs me is when the realtor follows us around the house as if we're the only prospects they've seen in awhile. Not sure what protocol is but this is why I like going through new construction vs existing because in existing the realtors sometimes seem like a psycho girlfriend.

    Default Use caution

CYA on popular prescription drugs in cabinets or within sight and the
same thing concerning valuables, especially jewelry and easily concealed
    items.
Most agencies cover the next topic but if you are female and having an
open house or showing, have a plan in case your are attacked.
    Good luck.
