i'm not a realtor... but have been considering becoming one
what are the ins and outs of the job? what exactly do realtors actually do? what kind of pay is in it?
i've seen online courses to get your license... are these legit?

In my area, you must physically attend the classes to get your license. The online classes are only for your continuing education classes that happen after you are licensed.
As far as what we do. We spend about 10% of our time actually selling homes and the rest of the time finding the clients and homes to put together to make it happen. Research, research, research is the majority of the day when you are not actually finding a way to promote yourself.

Research..
For your sellers, you are constantly researching to see if you are still priced well against the competition (and communicating back to them).
For your buyers, you are constantly researching to find the perfect home for your client (before someone else does first).
For yourself, you are constantly researching the market to ensure you are up on the latest communities, pricing, and ammenities, goverment affairs, etc...
It never ends!!

I know that realestateeducate.com offers online courses for Pre-License and Continuing Education courses. Check them out. I don't know what state you are from, but they are certified in several states.

I love being a real estate agent and think it's a great job. It's a lot of work, weekends, nights etc, and can be very expensive as well. Just make sure you have at least 6-10 months worth of money for living expenses saved up when you start, and have a great marketing plan and you will be just fine.

I have to agree with Scottsdale. Have at least 6 months expenses...but given the current state of affairs, the more money you can have socked away, the better.
