    Default anyone work in new home sales?

    Hi everyone,

    does anyone on this board work as a realtor/sales person for a builder? i am exploring making a career change to becoming a realtor and this is a close option for me. there are several large companies that build in my area (Charlotte, NC).
    Can anyone explain any major differences between being a regular agent with a broker and being a sales agent working for a builder?

    A regular agent can sell any home to anyone. You need to go out and get your own listings. Typically no salary and you get a bigger commission split.

    If you work for home builder, you typcially get a salary plus a small closing bonus. You are not allowed to take buyers to see other properties outside the development you are working on.

    You can make good money doing either.

    Builders are cheap skates.
    Don't work for a builder.

    I am a Realtor that represents developers and have agents working the Sales Center. We can sell not only the developer product, but anything esle that buyer may want.

    Much better scenario.

    Why lock yourself to 1 product? You will starve to death.

    Builders in many areas are starting to feel the crunch of the current market and trimming back their activities, I'm not sure tying yourself to builders at this time is a good idea.

    There is a lot less room to negotiate with a builder, but if you are the type of person that needs a set schedule and are new to real estate it may be good for you. You can meet knew people and get a better feel for the industry in your area
