    Default Floor time versus no Floor time

    I've just recently taken the RE course and I am waiting to take the state test.
    I have not hooked up yet with a broker. I have a question on floor time for the veterans.

    In Connecticut, Century 21 Access America have a unique telephone program, there is no floor time, everyone takes a turn at getting leads. When a lead comes in to the secy it goes in turn to an agent. As soon as the lead comes in, who's ever turn it is, gets the information and at that moment decides if they want the lead or not, if not it goes to the next agent. The next lead goes to you.

    I have always heard that floor time for the most part is a waste of time. Also, I have a fear that if a lead is called in, which ever veteran has the best relationship with the secy will probably get the best leads.

    Would love to hear from the veterans on fllor time and this telephone program. Thanks!

    Floor time is probably good for newer agent.
    Other than that, it depends where you are and how it works.
    As agent in C21 Pembroke Pines, FL, floor time was waste of time.
    However, at Coldwell Banker, TN, lots of leads coming on the phone...

    Floor time can be an invaluable source of practice for a newer agent who doesn't have much business yet, so if you aren't focusing your efforts somewhere else already than it might be worthwhile. Remember, practice makes perfect!

    As for the leads being rerouted to a veteran agent, you'll just have to trust the secretary. If you have doubts about the honesty of your co-workers than you should probably think twice about working for that brokerage.

    Floor time was always a waste of time in any brokerages I worked for.
    I do much better at social networking.
    I can meet and talk to more people in the same amount of time.
    But if you do floor time make the highest and best use of the time by multi tasking, do your mailings while you are there.
    My husband and I work from home in our own brokerage now but for many years we worked in the major brokerages.
    The biggest waste of time is to sit around and chat with the agents in the office that are not producers.
    Notice how the top producers don't have time for office chit chat.
    Get out in the community to get your name out there.
    Becoming the authority in your area is something even a knew agent can start doing right away.
    This is huge, because being 'famous' is the best boost you can give your business.

    Floor time can be a waiste but can also be great. The question becomes what do you have going that is MORE productive. For most just starting out, floor duty can be the best use of their time.

    Default Every little bit helps

    I am still new in the field. I am happy to work floor time. I have gotten 2 listings this way. More important for me as a newbie is hearing the variety of issues, questions, concerns that come in everyday. It also encourages me to stay on top of the office inventory. For me (at least right now) it works.

    I agree!! Great job on making it happen and not assuming nothing good will come of the time and effort on duty!! The folks that don't believe are the ones that miss opportunities.

    I would rather sit at an open house than do floor time anyday. We do not have floor time at my office. All calls on a listing are sent directly to the agent.

    Floor time is what you make of it. I closed on almost $800,000 last year from floor time, and have done that much already this year. I should exceed $1,000,000 in closed business from sitting duty. I agree that much of it is luck (right place, right time), but I can't afford to NOT sit duty.

    I would say it depends. When I first started, 18, no friends buying houses, no family wanting to trust me with their biggest investment, spikey hair... The only leads that produced were from floor time. Floor time leads are targeted. There is a reason the lead called, or walked into your office. They are usually already sold on your office and it's abilities to handle their transaction. It only then boils down you making them happy and puching the right buttons.

    If you are experienced in real estate, well connected, have friends in the industry, in the office, experienced with marketing techniques, ect. floor time may be a significant waste of time.
