Marketing question?
I'm starting to look at a real estate career. I'm looking over the budgeting spreadsheet and there's a lot of marketing costs. Who pays for this? Me? The broker? Do they market the houses while I market myself? Do I have to pay upfront for a property's marketing or does the brokerage cover it then take it out of the commission? Also what does it take to get an ad in the local free real estate catalog thingie? Our's here is Harmon Homes, but I've seen other brands in different areas. Any help is appreciated! Thanks.

Simple answer 'it depends'. You'll have to talk to the companies you are thinking of joining. Some cover all or part of the marketing expense and some cover little or none. Expect the commisison to vary accordingly (ie. with 100% plans you tend to pay everything). In general I'd have to say you pay as you go and there is risk (expenses and time) if a home fails to sell, and how the broker handles it varies and is up to them. The could bill monthly, as the bills come in, and/or deduct from the comission check. And they could charge interest and penalties on the bills as well.
The advertizing rates for Harmon Homes (and the others) varies by area as well. Give them a call.
When looking for a company to work for, these are questions you need to ask them as they may all be handled differently. And there can be other costs as well (one company my wife worked at charged for fliers for example). Each company is different.

I am not sure whose budget you are looking at? There is one for the property owner and one for the broker.
The property owners marketing fees might include brokerage commissions, fixing up the house for sale, and extraordinary advertising expenses.
The brokers marketing budget will include postage, flyer printing, placement into multiple listing services, and the cost of magazine advertising. The broker may cover some of these expenses for the agent. When interviewing, you need to ask and understand what is offered.
When I was a commercial agent, my firm paid the first $1,000 per listing and I paid everything after that.

I haven't read all of the replies but most companies are going to require you to pay for the marketing. Some companies have a marketing department for fliers, post cards and other material so they will most likely bill you for the cost at the end of the month.
It varies depending on where you go so be sure to bring that up with any potential employers. Its not cheap to get into real estate.

Dont plan on making money your first year. Most realtors quit because they run out of money. Thats why most realtors are women. They have their husband support them while they are starting out.

Please don't listen to any words of discouragement!!! As with any other business, you are what you make it & want it to be! Your level of ambition, motivation & drive are the determining factors in your success or failure!
It is true that many agents don't make any money in the first year. In fact, there is a statistic I read that states that about 80% of new realtors quit within the first 2 years. However, it is also true that there are some realtors that have a great first year & earn a six-figure salary their first year. Some also surpass the perfomance of many top producers & seasoned veterans. I advise you to stay positive & stay focused on your goals!!

Don't you think that those are some discouraging & negative statements? I also cannot believe that outlandish statement of "most realtors being women & them being able to make it through because they have husbands to support them".
What kind of reasoning is that? Not to sound disrespectful, but it sounds very male-cheauvenistic, resentful & old-fashioned.
What will you say next? That most top producers are good looking women, lol, lol?
And for your information: although I am appaulded by those statements, I respect the fact that those statements are your opinion!

I would advice you to build your marketing business thru internet, to save costs, unless you don't know how to do.

The internet is definitely a great place to market your services. However, real estate is in the top five for competitor competition. That means, good luck trying to reach a large audience. However, you can make some progress by targeting a niche audience, such as your local viewers. There are ways to do it through Google, Yahoo, MSN, etc.
Good luck, and keep working hard, you will make it.
